ACT adheres to “industry standards” with regards to mold assessment and
remediation practices. In general, industry standards include EPA-issued
references, references issued by the New York City Department of Health
(NYCDOH), and other publications by various indoor air quality and industrial
hygiene professional associations and organizations. ACT also relies on years
of experience with indoor air quality work, including biological (fungi and
bacteria) assessments and remediation projects conducted in commercial
buildings and hospitals.
For mold assessments of building interiors, the current industry
standard includes a visual assessment of conditions. Since mold growth within
building interiors is dependent on moisture, indications of moisture source are
assessed, along with indications of suspect mold growth. Both the EPA and the
NYCDOH guidelines suggest:

Visible mold growth is sufficient evidence that a building has a moisture
problem.

Visible mold growth is sufficient evidence that remediation of conditions needs
to occur, and the source of the moisture needs to be corrected.
ACT may perform sampling and testing (laboratory analysis) to support the
initial visual assessment, or to establish the existence of hidden mold such as
in wall, floor and ceiling cavities, HVAC systems, etc., whereas readily
visible mold contamination indicators are lacking, but “musty” and/or “mildew”
odors are prevalent, and/or occupants are complaining of suspect health issues.
Establishing mold types can be important if an occupant has been diagnosed with
a disease that is or may be associated with a fungal exposure. Testing results
are usually compared with testing results from non-complaint/suspect building
interior areas and building exterior sampling (“normal” outdoor conditions).
For any mold contaminated building, the cause of the moisture problem must be
identified and corrected. Typically, plumbing failures, flooding, leaks and
other obvious causes can be readily identified and corrected. ACT has the
expertise to assist with understanding the likely causes if associated with
compromised vapor barriers, inadequate humidity control and/or HVAC operation
dynamics.
